The market for agricultural and recreational land remains active after the summer. Starting sales in the fall allows sellers to reach buyers who are preparing their investments for the coming months.
For owners of rural properties , September is often a month for making decisions related to a potential sale. This may be due to the feeling of "the start of the year" or the end of summer, but the fact is that it's a time when many consider this possibility, while others prefer to wait until spring.
Is there a better time than another? To answer this question, it's necessary to analyze the available data and consider the characteristics of each property. Fincas Continente , a company specializing in the purchase and sale of rural properties in Aragon and Catalonia, points out that the marketing calendar for a property doesn't necessarily coincide with the time of year when its prospective buyer intends to use it.
The market for rural properties also picks up after the summer
According to the Property Transfer Statistics published by the National Statistics Institute (INE), 12.733 sales of rural properties were registered in Spain in September 2025 , 25,6% more than in August. This activity continued throughout the autumn, and in October, the number of registered transactions reached 14.976.
These records do not allow us to determine when negotiations began, nor do they, on their own, establish the best time of year to put a property up for sale. They do show, however, that registration activity continues in the months following summer , a fact also taken into account by the team of specialists at Fincas Continente.

Get ahead of the next agricultural season
To better understand the movements in the rural property market in September , Fincas Continente reminds us that agricultural buyers need to study the characteristics of the available land beforehand to expand their farms or develop new projects.
Location, access, soil type, and water availability are some of the factors that can influence the decision. Furthermore, a property may require land preparation , improvements to the irrigation system, or other specific actions before it can be farmed.
That is precisely why a buyer can start the search during the fall even if they do not plan to use the property until the next agricultural season.
In the case of recreational properties, something similar happens: those looking for a property to enjoy during the spring or summer can take advantage of the previous months to organize the purchase and, if necessary, carry out conditioning work.
Putting a property up for sale does not mean you have to hand it over immediately.
Does a farmer interested in selling their farm have to stop using it immediately? Not necessarily.
In certain transactions, the seller and buyer may agree on a delivery date after the formalization of the sale , provided that the agreed conditions are compatible with the property situation, the rights of third parties and the corresponding legal obligations.
This allows, in some cases, the owner to continue using the property until the end of a campaign or until certain work is completed, while the operation is planned in advance.
Therefore, starting sales in September does not necessarily mean having to abandon the farm prematurely . Specific conditions must be analyzed on a case-by-case basis.
Fincas Continente: advice to prepare the sale
Before putting a rural property on the market , it's advisable to check its registration and cadastral status, identify any encumbrances, and review the actual characteristics of the land. If it's currently leased, it will also be necessary to analyze the terms of the contract and the tenant's rights.
Having expert advice can facilitate the review of these aspects before starting marketing and help determine the terms of the transaction.
