Fixing up your old garden shed or building a new one to enjoy the summer are two options for making the most of the season in the region and enjoying time with family and friends. Winter is drawing to a close and spring is just around the corner. The scorching summer heat hasn't yet arrived in the Bajo/Baix Cinca area, and the cold is receding, making it a great time for outdoor renovations and projects.

In the case of Fraga, the regulations governing non-agricultural uses and buildings have been published in the BOPH (Official Gazette of the Province of Huesca) since 2016. We asked the architecture firm Espacio Diseño about the significant construction differences to better understand what a "MAS" and a "MASET" are, as well as when and where each can be built. Some of the main characteristics are:

RECREATIONAL HUTCH OR "MASET"

  • A minimum land area of ​​4.000 m2 is required.
  • It will be possible to build 40 m2 of enclosed surface + 20 m2 of porch
  • It can only be ground floor.
  • It is permitted to install a bathroom or toilet, with a kitchen counter and fireplace.
  • Dividing rooms or spaces is not permitted.
  • Swimming pool allowed

AGRICULTURAL HOUSING OR "MAS"

  • A minimum land area of ​​10.000 m2 is required.
  • A maximum surface area of ​​300 m2 may be built, including garage or storage.
  • There may be a ground floor + 1 upper floor
  • Construction of swimming pools and tennis courts is permitted

In addition, the area where it is going to be built must be taken into account, to know if the possible work is affected by regulations such as those relating to flooding, distances with livestock farms or issues relating to boundaries.

Each municipality may have specific regulations regarding urban planning in rural areas. It is best to consult with the local council or seek advice from professionals in the field. Don't forget the necessary procedures and permits, and the time it may take to obtain the required building permit.

Another important issue to address is the materials. They must be suitable for the area, insulating to protect against the intense heat and the cold of winter, and also resistant to the humidity of the vegetable gardens or the characteristics of the dryland terrain of the "Allá Dins" plain. It is important to seek advice from professionals in the sector, as well as from the distributors and building material suppliers located in our region.
